Tenancy law includes both residential tenancy and commercial tenancy law, with the latter popularly referred to as premises tenancy law.
Here at Landahl, we specialise in both kinds and, in principle, exclusively assist property owners and landlords in matters relating to tenancy law. We also, however, represent tenants in some instances.
In a rental relationship, it is often very much in the interests of tenant and landlord to maintain a good relationship with one another, but discussions can, sometimes, lead to disputes. Where this is the case, it can be a good idea to ask us for help, here at Landahl, given that we not only have extensive experience of the Tenancy Act (chapt. 12 of the Swedish Land Code), but also a desire to promote a healthy dialogue between the parties and a satisfactory conclusion for both of you. We can also assist with conflict resolution, and provide advice and assistance on all matters relating to tenancy law, such as evictions, waiver of security of tenure, block-letting, guarantees and other forms of security, transfer rights, swaps and sub-letting, rent reductions, renovations, sanitisation and tenant influence, bankruptcy in the rental relationship, remedial and improvement measures, changes to rental terms and conditions, giving notice of the termination of the rental agreement and for renegotiation, and the tenant’s and landlord’s right to damages.

Our attorneys have extensive experience of tenancy issues and disputes before rent tribunals and courts of law, and are frequently engaged in connection with disputes concerning both residential and commercial premises, particularly with regard to notice of termination disputes and those concerning damages.
We also assist clients in drawing up agreements customised in line with the purpose of the letting and with regard to the rental object in question and can, if necessary, conduct investigative work with regard to illegal sublets, for example, and can negotiate rents in multiple occupancy buildings.
